COMMERCIAL AND INVESTMENT REAL ESTATE
The focus of our commercial and investment practice is currently two-fold: legal services to small developers and investors of office, industrial or residential projects and their financing sources. The expertise of our attorneys in structuring, negotiating and closing commercial and investment transactions has been acquired through experience representing small and large businesses, financial institutions and individuals in both simple and complex transactions. Among the services we offer are: structuring of purchase, sale and financing transactions, formation of single-asset limited liability companies or other ownership entities, assistance with governmental funding and land use applications, title examination and insurance, review of building and other service contracts, closing of construction and permanent mortgage loans and drafting and negotiation of leases.
A down-turn in the real estate and economic climate will almost certainly cause an increase in the REO inventory of many financial institutions. Our specific experience in representing Special Asset/REO clients during the last real estate crisis in the mid 1990’s makes us uniquely suited to assist either owners/sellers or buyers of such properties. We are prepared to draft and negotiate specialized property management and sales brokerage agreements and purchase agreements and to administer the closing process on an individual or bulk basis for bank REO departments or investors.
MORTGAGE LOAN WORK-OUTS AND RESTRUCTURES
We have diverse experience structuring, negotiating and closing mortgage loan work-outs, restructures, short sales and deeds in lieu on behalf of both commercial and residential borrowers and lenders.
